Coating an outdoor concrete patio


I want to apply some type of coating to an outdoor concrete floor. The floor is contained in an attached patio with one screened wall. The concrete is currently unsealed. It does not receive any direct sunlight, but does get wet when our summer-long Florida storms blow rain through the screen enclosure. I want the coating to accomplish 3 things:

1.) Improve the aesthetics of the dull gray concrete
2.) Make the surface easier to clean. It is difficult to sweep dust and dirt from a rough unsealed concrete surface.
3.) Prevent algae or mildew from growing on the concrete surface. Between the rain and humidity, and the fact that the surface does not get direct sunlight, the concrete may stay damp for days at a time in the summer. This allows a sheen of green algae to sometimes grow on parts of the concrete surface. I need something that will seal the surface well enough to allow any water to evaporate before it soaks in and allows the algae to grow.

What would everyone recommend? I am leaning towards a stain/sealer, but would be open to other recommendations as well. If a stain/sealer, should it be water based or solvent based?

I'll post one after I get home today. Yea, tiling it had crossed my mind. With all of the other projects I'm working on, I figured that a roll on product would be a quick way to get it ready for summer without taking on a new one. I've never done tile work before, but I've never let ignorance stop me in the past

Once it's painted you can forget about any other type of coating. All the paint would have to be stripped off.
Staining is not going to seal anything and you would have to have a perfectly clean surface.

You can go with a silane siloxane water repellent, high solids solvent based. This won't change the look of the concrete but it will help with water absorption and mold growth.

For a coating, I would go with a solvent based acrylic lacquer. Acrylics are breathable and and a bit more resistant to Florida weather. It also helps that the porch is covered.

we'd use a prosoco or sonneborn product for a silane siloxane,,, i don't think i'd apply any sealer over it - either 1 or the other,,, either would help you accomplish your goal,,, sher-wms may also have a product for you as they have sealers
