Hello,

I have the step crack above the garage door of my home that I bought recently (see pictures). The home inspector said that it is not something to worry about and I only need to repair mortar joints. However, I had another opinion of a guy that installs foundation piers and he says that I need to monitor it because of a possible foundation settlement and eventually to put a couple of piers to support the foundation.

So I am a bit confused and would like to get more opinions.

Does it look structural or more like a consequence of movement in the garage door opening that also caused the poured foundation crack above the door?

Please note that there is no lintel above the garage door and the house was built in 1954.
It looks like the previous owner has already tried to patch it as the mortar joints have slightly different color.

After 58 years you can expect something like that to show up,but you can keep an eye on it,and maybe that foundation guy is trying to drum up some business.

What makes you think there's no lintel??

Visibly there are no signs of any metal parts above the garage door. Also I invited last month a contractor for upcoming replacing the garage door (for another reason) and asked whether there is any support above the door as I was worrying about potential expansion of the crack above the door. He said there is no lintel at his opinion.

Not all lintels are metal,your's is more than likely a poured concrete lintel,and they do have precast one's also,and i'm sure you have one to hold all that weight above the door opening.
