Question

Repair thermal windows?


Just moved in to a 12 year old condo and my insulated windows have a cloudy look and seem to have some condensation. Can these be repaired: better to replace; better yet replace the entire window?

The seal that divides the glass is bad. The glass will need to be replaced. Depending on how the windows were put together, you may have to replace the sash. If less than 20 yrs old, there may be a warranty on that type failure. If you can't find the manufacturers name anywhere(look for stickers on the sash edges or on the frame under the sashes), it might be best to replace the window with a quality unit and high efficiency glass. No name windows are usually crap.

There are usually local companies that can make insulated replacement glass.

They can be "repaired" by some companies that will drill and vent the air space in the IGU. If they are 12 years old, see if you can find out who made the windows first. They may be under warranty for that matter.

Start there. If you find out who made them, they can very likely provide the replacement sashes as well and a cost effective price and that is far easier than re-glazing the window.

All of the above advice is pretty good... First see if they are under warranty, if not, replace the sash or glass... or... if they are "builder grade" quality (which is likely), weigh the cost of replacement with a better unit.
