How to measure replacement windows

I have a townhouse in upstate NY built in 1984. The windows are original wood double hung. I've already replaced the sliding glass door because the it deteriorated. The sill on one window is completely falling apart. So I think I'm looking at replacing the windows entirely, not just the replacement window inserts.

After having done the sliding glass door myself, I'm up for replacing the windows, but I don't know how to measure the rough opening without almost tearing out the existing window.

The original windows have no trim inside. The drywall has a corner bead and then butts up against the window frame.

The house has T-11 wood siding.

My plan is to buy new windows, then do normal trim molding inside.

So, any good ways to get the rough opening measurement?
Any gotchas to look out for?

I didn't have a chance to take any new pics, but I found some of the windows I just happened to have.

Cut some of the drywall away and confirm the RO measurement. A forstener bit will make quick work of the drywall jambs and you can confirm the stud locations and measurement.

FYI...a rotted sill does not eliminate an insert window from consideration.

Ok thanks. I was hoping there was a better way than cutting up the walls.

One you have done it on one window, you can safely assume that the rest of the windows are about the same.
