a hopper or transom window

Transom will be the way to go.

Otherwise, the operable frame and sash frame on an awning or hopper will make that 12" opening seem very small.

Transom kind of insinuates that it is a non-operating picture window above another window or door. I dont think you'll find anybody that makes an awning @ 12" height. A hopper would probably be a possibilty, but that would look weird IMO, and as WoW said, it would reduce the amount of glass as well. I'd try to convince them to go with a fixed transom.

Thanks for the replies. With limited space we are going with a pella 8ft door with small window glass that way she gets light and no peepers plus the door should match their new garage doors thanks again..
