egress window questions


We are planning on converting an area of our basement to a bedroom, we know in order to do this we need an egress window. We also have a bar area and living room area & office area in our basement.

My question is if the window is in the bedroom, would the bar area and living room area & office area be able to be considered living space as far as sq footage if and when we decide to sell?

egress window questions


Not in my area. It would have to mentioned in the text part of a listing. For example: 2400sq. ft bungalow with an additional 1000 sq finished basement w/ living rm., bar and office.

You couldn't say 3400 sq ft for sale.

egress window questions


I guess my question is as it stands now even though the basement is finished none of it is considered living space. So if an egress goes into the bedroom is that enough to cover the entire basement or would i need one in non bedroom area as well.

egress window questions


Check with your local AHJ. They will tell you if just the one will cover the whole basement area, or if you should add a second form of egress, whether it is a door out, or another window.
