Garage - sheetrock
 
My sheetrocked garage has a definite mold smell. It is NOT heat or air conditioned and is attached to the house. I've heard that sheetrock is NOT recommended for these garages. The windows are fine - no leaks. The doors are secure, no cracks or leaks ( moisture meter used). Could it be the extreme humidity of Va.? We do have a dehumidifier in the 20' X 20' space.

Does it smell like a basement? This is normal if so since it's not painted, it's sitting exposed not locked in with anything like paint.
Can try washing the floor might help, old sheet rock and concrete floor makes for good combination of that smell.

Remove sheet rock, install new insulation, and new sheet rock. Then paint with sw paint.

That can get costly. If the taping is showing put some coats of mud on, sand and paint with perma-wash paint, mold proof paint.

Painting over the problem will provide a painted over problem. Sort of like bath fitter....

May I ask what the problem would be besides the garage smell if he has no leaks? It's a garage not bathroom living room

I assume you are using a contact moisture meter. If so, make sure to check high on the wall and just off the floor. Do that 3 or 4 places on each wall. Check under the windows. All readings should be very close to each other. Do you store a lawn mower in the garage? Moldy grass stuck to the deck will certainly give you that odor. Any other items stored that could be absorbing small amounts of moisture through the concrete floor?
