Condo drywall replacement

Can I just replace the drywall in my condo or do I have to replace the steel framework / studs, too?

Do just the drywall, walls studding will remain in place.

Drywall between units must be 5/8" for a fire rating.

Is the drywall damaged from water? Or is it cosmetic damage from pets, children, etc.? Can you just patch it or skim coat the surface with texture for a new look/finish?
