ceiling refinishing

I have a 10yr old home with 3 types of texture on ceiling. Because some areas need repair I'm considering other options. Any suggestions or advice?

What kind of texture?

If it's popcorn you can take it off with a spray bottle of water and a 4" knife.

Scrape/sand the roughest part off and cover with another layer of drywall....

2 bad versions of stucco & 1 shell pattern. Wish all was flat surfaced. Want to sell.
