Deep energy retrofit and conversion to 2 Unit rental

I recently found this site and absolutely love it! Until i found this chatroom/forum i had been wandering around the internet looking at projects that are similar to what i am working on.

A little background information about me, i have always been greatly interested in "building" at the age of 15 i signed up for the welding program at my highschool and had my structural certification before i was eligible to drive. I held a job in the welding/metal fabrication field for about 9 years before i switched to a career away from my current field. Working in the metal industry i had the opportunity to work along side tradesmen from many fields and picked up about a lifetimes worth of knowledge. Even though i learned a little about many different fields there are still many questions i have which the great people here have always been helpful with.

My current project(which i have set all other projects aside to complete) is my main property. It is a 3300 sq ft house that i bought in foreclosure with the intent of turning into a 2 unit rental property. The home was built in 53, is all brick, and has no insulation behind the plaster as well as still having the original single pane windows. My original plan was to replace the windows, paint the walls refinish the hardwood floors and rent it out. While i was replacing the first window i found out that there was no insulation between the plaster and the inside of the brick. The builder simply put furring strips on the brick and nailed the plaster to it. So the plan was revised. Now i am in the process of removing the exterior plaster studding new 2x4 walls 1 inch off the brick and spraying foam in the walls to make them as energy efficient as possible.

I plan on using this blog to document and share my experience with the members here. I hope to have some pictures up soon of the work thats already been done and what im still working on.
